Design-Build Process Stages

Conceptual Design and Team Intro
Client meets designer who assist developing a conceptual design. Bradley Landscape is ideally involved with designer during this stage of design to provide input regarding material selection, cost alternatives, schedule and design layout.

Design Development
Our involvement at this stage prevents unnecessary time consuming communication (design clarification) between builder and designer at later stages of construction, which can result in schedule delays and increased cost. Our goal is to meet client’s budget and design expectations during conceptual design stages. We prefer to meet the client’s dream in relation to cost early on; assisting designer within those parameters.

Construction Document Plans
During this stage the designer finalizes design and provides construction plans. Plans typically have some level of ambiguity (e.g. path widths, countertop heights, layout etc.). The design-build team consults with client and works through construction details during construction instead of requesting RFI’s (Request for Information) from designer for plan revisions whenever a field construction clarification is required. Limiting RFI’s can greatly increase schedule of completion and minimize cost.

Construction Occurs
Construction occurs during this stage based on the agreed upon construction documents.
